OVERVIEW

This role for a Construction Manager is a pivotal part of ensuring on-time, on-budget delivery of a complex healthcare development between 150,000 and 200,000 SQFT. This project is part of a multi-phased masterplan that will ultimately see up to 1 million SQFT of built environment, along with site infrastructure and landscaping. The role of construction manager is to serve as Owner’s Representative acting on the client’s behalf to ensure the client’s interests are represented daily on site, while at the same time, working in a highly collaborative manner with the Design Build team, key service contractors, owner vendors and local governmental authorities.

PRIMARY RESPONSIBILITIES

  • Manages and provides development and construction oversight as Owner’s Agent of Record (OAR)
  • Resolve potential complex construction project related issues, disputes, and disagreements
  • Ensure that all potential project issues are addressed, and that each member of the project team knows their role in resolving the issue
  • Administer and coordinate the development of the project in accordance with the project goals, subject to approval by the Owner
  • Represent the Owner at meetings to ensure the Owner’s best interest is priority
  • Monitor the performance of the designers and contractors to ensure they are meeting their contractual obligations
  • Review status and overall design and construction project progress relative to submitted schedules including agreed deliverables / milestones
  • Manage and resolve variances from agreed contract schedules through direct engagement with Design Builder through recovery planning and follow-up monitoring
  • Provide the Design Builders with the information and services they need to perform their work
  • Direct and assist client related to OFE vendor and material procurement, logistics, bid and contract planning, along with coordination with main contractor, to ensure construction without interruption and within the designated final proforma budget
  • Assist with review of the bid specifications and solicitation documents that will be used for the selection of vendors, service providers, contractors and/or subcontractors for the construction of the project, including guidelines needed to meet project timelines
  • Develop, implement, and coordinate a system for the preparation, review, and processing of changes, including impact to time and cost
  • Review and verify submitted applications for payment against actual progress and perform overall fiscal management of construction contract; collaborate with client-side construction cost controller
  • Provide functional review, direction and reporting on areas of responsibility including construction project schedules, cost control, dispute resolution, contract administration, and quality control
  • Coordinates program activities with various government authorities engaged with the project, including planning, environment, safety, and other necessary stakeholders
  • Review and report on project safety performance, including coordination and guidance related to operations within a hurricane zone
  • Seek opportunities to innovate in areas specific to:
    • Reducing costs without loss of quality or time
    • Saving time, without compromise to quality (cost benefit to be assessed)
    • Improving quality, without loss of time (cost benefit to be assessed)
    • Improving environmental footprint through reduced energy consumption or waste production
  • Assist the Design Builder in determining substantial completion of the project
  • Conduct final inspections of the project and assist in obtaining required permit releases
  • Use all reasonable efforts to ensure that the construction of the project will follow all applicable laws and will be completed in a timely manner
  • Any other related duties as assigned

PERSON SPEC

The individual concerned is expected to be a proactive, pragmatic, and highly professional individual, who works collaboratively and continually reinforces the project timeline and budget expectations. This position requires a focused problem-solving mentality to leadership.

ESSENTIAL CRITERIA

  • Recognised qualifications appropriate to a commercial and technically significant construction project such as this
  • Experience of leading hospital construction projects
  • Built environment project management experience for projects more than 100,000 SQFT

DESIRABLE CRITERIA

  • Experience in Leadership in Energy and Environmental Design (LEED) certified projects is a plus
  • Demonstrable character and experience that inspires team and contractors alike to exceed
  • Experience with 3D design
  • Experience of working with hospital system installation such as MEP services, building management systems, informatics, headwall systems, medical gas systems and internal transport / distribution systems

TERMS & CONDITIONS

Terms & conditions will be commensurate with the senior-level position this is and dependent on the experience and capability of the individual appointed. However, the following will be useful guidance:

  • Salary Range: $216,000 USD to $300,000 USD
  • Contributory & Non-contributory Pension (as per Cayman Islands Labour Law)
  • Health Insurance (50% Contributory & 50% Non-contributory)
